General Facey OC FAQs

What is an Owners Corporation, and do I need one?
An Owners Corporation manages shared property areas (e.g., business parks, industrial estates) to handle maintenance, compliance, and financial management. You may need one if your property includes common areas or facilities shared by multiple owners.

We coordinate routine inspections, repairs, and emergency maintenance to keep shared areas in top condition, ensuring compliance with safety and legal standards. This includes landscaping, lighting, signage and shared driveways.

Facey Owners Corp minimises legal, financial, and safety risks by ensuring all regulatory, maintenance, and insurance obligations are proactively met.

We perform regular property inspections and assessments to identify maintenance needs, compliance issues, and potential risks before they become costly problems.

An Owners Corporation manager carries out functions and duties under the Owners Corporations Act 2006, ensuring compliance with regulations, managing finances, facilitating meetings, maintaining records, and overseeing maintenance and insurance matters.

A Committee is a group of elected lot owners that makes day-to-day decisions on behalf of all owners. For properties with 13 or more lots, a Committee is typically required.

A proxy form allows a person to nominate someone else to vote on their behalf in Owners Corporation matters. This is especially relevant when a lot is owned by a legal entity rather than an individual.

Model Rules are standard rules set out in the Owners Corporations Regulations 2018, outlining basic requirements that all members must adhere to.

The minimum insurance required includes reinstatement and replacement insurance of buildings on common property and public liability insurance for the common property.

Facey Owners Corp manages a diverse portfolio, including industrial warehouses, retail stores, shopping centres, and office buildings, primarily in Melbourne’s south-east.

Facey Owners Corp offers a straightforward and competitive pricing structure, charging a monthly management fee per lot for all services and a monthly administration fee per lot for administrative services.
