“With competition currently subdued and purchasing terms remaining favourable, today’s market presents a compelling opportunity for owner-occupiers to secure quality premises before conditions become more competitive.”
– Matt O’Dea, Director of Facey Property
Market Review
Melbourne industrial property market is currently experiencing a strong “flight to quality,” with well-presented assets continuing to outperform despite broader market headwinds. As Matt O’Dea points out, these conditions are creating “compelling opportunities for strategic buyers and occupiers.” Reduced buyer activity means active purchasers and tenants currently have the upper hand, with landlords increasingly offering attractive incentives to support tenant retention. Although owner-occupiers remain cautious and are taking longer to conduct due diligence, they risk missing out on these favourable terms before the upcoming November State Election potentially sparks increased market competition. Meanwhile, we are seeing overall investor demand remain robust—with transactions typically settling at yields between 5.25% and 6.0%—and is receiving an additional boost from a growing trend of traditional residential investors migrating into the commercial property sector.
